Progressing Design from RIBA Stage 3 to RIBA Stage 4

1.1. Appoint and lead the Design Team

a) Employ Design Consultants: Engage key consultants such as architects, structural engineers, MEP

engineers, and other necessary specialists to complete the Technical Design, for manufacturing

and construction stage (RIBA 4).

b) Design Coordination: Lead design workshops and meetings to ensure integrated design solutions

across disciplines.

c) Design Management: Manage the design process, ensuring all parties adhere to the design brief,

project scope, and cost parameters.

d) Review and Sign-off: Regularly review design progress with the Project Manager and ensure all

design outputs meet project requirements before sign-off at the end of RIBA Stage 4.

1.2. Technical Design Development

a) Technical Design Development: Progress the design to RIBA Stage 4, including detailed

specifications, construction details, and schedules for all building elements.

b) Value Engineering: Collaborate with the design team and Employer to refine the design, ensuring it

aligns with budget constraints while meeting quality and performance standards.

c) Building Control: Ensure designs are co-ordinated and with Building Control requirements. Ensure

that the design complies with Building Regulations and engage with Building Control as needed to

obtain all necessary approvals.

1.3. Design Input

a) Providing advice on requirements for off-site design, temporary works and manufactured

components.

b) Providing advice on all aspects of "buildability" in relation to the proposed design and on the

feasibility of construction interfaces and tolerances and suggesting any construction changes

which could be used to reduce the incidence of conflicts or difficult interfaces between different

elements of a single package of work or between different packages of work.

c) Through the design development process, developing a "Contractor's Proposals" document that

satisfies the Employer's Requirements for agreement with the Employer to be included in the Main

Contract.

2. Supply Chain Engagement and Tendering

2.1 . Pre-tender Engagement with Supply Chain

a) Market Engagement: Identify and engage potential subcontractors and suppliers early in the

process to gather feedback on design feasibility, material availability, and buildability.

b) Package Scoping: Define and scope work packages for the supply chain based on the developed

RIBA Stage 4 design.

2.2 . Open Book Tender Process

a) Prepare Supply Chain Package Tender Documentation: Compile and issue tender documents,

including drawings, specifications and schedules of work.

b) Tender Management: Facilitate an open book tender process for supply chain packages, ensuring

transparency in pricing and compliance with the project's requirements.

c) Bid Evaluation: Evaluate tenders with the Project Manager, Cost Manager, design team and

Employer, conducting thorough assessments of cost, quality, and programme implications.

d) Negotiations and Recommendations: Lead negotiations with suppliers and subcontractors,

providing recommendations for appointment based on best value.
