Demolition & Enabling Works Framework
Authority: Notting Hill Genesis (Public body)

Published requirement descriptionDemolition & Enabling Works Framework - Market Engagement
Notting Hill Genesis (NHG) intends to create a new framework of contractors for demolition and enabling works, to support the delivery of new homes across London. Our current framework is due to expire in September 2027, and we plan to replace this via a public procurement process over the coming months.
Interested suppliers are invited to register their interest and complete a short survey. Please see the link at the ‘engagement’ section of this notice, below.
FRAMEWORK PURPOSE:
Successful contractors would assist NHG in delivering exciting residential-led development projects in the Greater London area. Our developments range from 50-unit urban infill sites to estate regeneration projects creating thousands of new homes.
The framework will also be available for use by other registered housing providers that operate in Greater London, providing successful contractors with potential opportunities to work with a range of housing associations and local authorities in addition to NHG. We may also extend access to other contracting authorities beyond this group and/or outside this geographical area.
Please note, whilst the proposed framework may be used to fulfil a wide variety of demolition and enabling works requirements, its primary purpose will be to deliver relatively complex or high value contracts (£1m-£5m and above).
PROCUREMENT PROCESS:
This notice is to advise suppliers of NHG’s current intentions and the associated market engagement opportunity, rather than inviting tender responses. See the ‘engagement’ section of this notice, below.
If NHG elects to proceed with the procurement, a further ‘notice’ will be published via the Find a Tender Service. The tender notice will invite tender responses and set out details of the tender requirements.
For avoidance of doubt, if you do not register your interest in response to this notice, this will not preclude you from bidding once the tender notice is published.
This notice does not commit NHG to undertaking the proposed procurement, and we may elect to proceed or not proceed at our discretion.
TIMETABLE:
We aim to have the new framework in place by September 2027. The timetable for the procurement process is to be confirmed. To receive updates on the anticipated timetable, prior to publication of the tender notice, suppliers should register their interest via the form linked below.
ABOUT US:
NHG is one of the largest Housing Associations in the country, with more than 66,000 homes across London and the South-East. We provide homes to a range of tenures and are committed to delivering housing that is affordable for all. We build and maintain quality homes, creating diverse and thriving communities. This is our primary purpose and everything we do supports that. For more information, visit www.nhg.org.uk ↗.

FRAMEWORK AND CALL-OFF VALUE:
Interested parties should note that the estimated value of the Framework Agreement and Call-Off Contracts given in this Notice is based on current anticipated requirements. NHG cannot give any guarantees that instructions totalling this value will in fact be called off from this framework. Equally, the total value may be greater than the estimate, depending on the actual requirements of NHG and other contracting authorities throughout the framework term.

Competition for Building demolition and wrecking work and earthmoving work (CPV 4511), and who usually turns up
Notting Hill Genesis has too little published record in this market to describe on its own. No delivery region is published, so no market column stands beside whatever it has. This notice is a framework or DPS, so only frameworks and DPS are compared. Whole-market view: Building demolition and wrecking work and earthmoving work (CPV 4511) →

Past prices are a guide, not a bid price.
Not comparable on a framework or DPS. The notice sets up a supplier panel and a ceiling value; what the work actually costs is agreed later, on each call-off or mini-competition, and those publish as contract notices of their own. The award-vs-estimate record of this market therefore sits on the call-offs; this page shows it on the contracts, not on the panel that frames them.

About this data
- Source. Official UK public procurement notices (Find a Tender), reused under the Open Government Licence v3.0. New notices arrive through the day; the figures are rebuilt nightly.
- Two views, kept apart. The authority’s own track record and the wider market for the same kind of work sit side by side and are never mixed. Where the local picture is too thin, a figure widens to a broader market and says which one it used.
- Forecasts are labelled. The price forecast and its range, possible competitors and the earlier-work matches are our estimates from past awards: not published facts, not win chances and not price advice. Official notices do not say who is bidding.
- Every figure shows what it rests on. Not every notice publishes a bid count, a value or a delivery region, so each figure carries the number of records behind it, and one built on few records is marked as such. The on a figure explains it; the counting rules are in the methodology. Spotted something wrong? Tell us.
