What is being bought

Published requirement description

The Association is seeking to appoint an Integrated Design Team (to include a Project Architect (acting as Lead Consultant), Consulting Mechanical and Electrical Engineers, Consulting Civil and Structural Engineers, Principal Designer and NEC4 Supervisor) for the design and construction of a new social housing project at Clarawood House, Clara Way, Belfast, which is currently programmed to commence on site during the 2027/28 Social Housing Development Programme. The proposed development site is earmarked for transfer to Choice Housing by the Northern Ireland Housing Executive.

The services for the project will incorporate, but are not limited to, site appraisal, assisting the Association with its application for Housing Association Grant, architectural and services design through RIBA Plan of Work 2020 Stages 0 – 4 (including strategy, project brief, concept and developed design, etc.), cost planning and management, services design, civil and structural designs, preparation of contract and tender documents, management of Construction (Design and Management) Regulations and health and safety compliance construction stage design management and quality inspections, risk management and administration of all applicable statutory applications (e.g. applications for Planning Permission, etc.). The Integrated Design Team will also provide support services to the Association and NEC4 Project Manager during the construction and post-completion phases.

The proposed service is to be undertaken in accordance with all regulatory requirements, such as the Department for Communities’ Housing Association Guide, Choice Housing Design Guide and any appropriate legislative requirements.
