What is being bought

The Old Rectory Business Centre in Northfleet is a Kent County Council (KCC) owned facility that has been offering high quality office space to local businesses since 2009. KCC purchased the property from Gravesham Borough Council in 2004 with the intention of bringing the vacant building back into viable economic use. The centre is a Grade II* Listed building with a modern Annexe. The centre offers 28 furnished offices providing a minimum of 100 workstations. Presently, it is almost at full occupancy (96%), with a wide variety of businesses operating from the centre. KCC is planning a procurement process to procure a provider for management services at the Centre from February 2026. Prior to the commencement of the procurement process, we wish to engage with potential suppliers to gather information to help shape our delivery and procurement strategy. Therefore, KCC is seeking questionnaire responses from potential providers able to deliver management services at the Old Rectory Business Centre.

Comparable-procurement analytics

Benchmarked against retained Find a Tender procedures with CPV division 70. The category anchor is Real estate services (70000000); this is a deliberately broad market comparator. The comparison is shown at several levels rather than pretending one company or region is always the best benchmark.

Comparison setProceduresReported bids per procedureNamed award suppliersPrice evidence

“Reported bids” is an official aggregate, sometimes reported per lot; it is the closest available competition measure. “Named award suppliers” are winners, not all applicants.

Price-outcome signal

Not enough comparable procedures currently publish both a GBP tender value and a usable lowest-valid-bid value to calculate a responsible price-reduction benchmark. Tenderline deliberately does not infer a saving from named award suppliers or from missing award values.
