What is being bought

Published requirement description

This is a bespoke glazed envelope design-and-build package, not new-build construction, on a part Grade II listed and Heritage sensitive building – The Barbican Arts Centre. The works comprise new glazed envelope and façade systems to the Conservatory and Stair 8, following directly behind the demolition (by others), which removes the existing glazing first. The package includes primary steel structure to the Conservatory and Terrace, and the façade access/maintenance walkway and associated gutters and louvres. The scope of works includes:

- Conservatory roof and vertical glazing: louvres, vents, perimeter benches, insulation, aluminium panelling, doors and associated gutters, including the Arid House.

- Steel structure relating to Conservatory glazing: primary steel structure supporting the Conservatory roof and vertical glazing systems, carried within this package's own Contractor Design Portion.

- Conservatory Lantern: re-glazed roof lantern.

- Conservatory Rooflights: Level 02 office rooflights and associated overhead glazing.

- Garden Room glazing, doors and associated gutters: refurbished steel framing to Lakeside Terrace with new acoustic double glazing/doorsets, overhead and Conservatory-facing glazing, and plant-room gutter louvre/infill system.

- Conservatory Terrace Glazing and Steel: new Level 04 enclosure — bespoke steel T-profile vertical glazing, matching overhead glazing, and the Terrace's primary steel structure and roof steelwork.

- Sculpture Court Rooflights: new rooflights, scope to be developed with the Architect and Façade Engineer.

- Stair 8 glazing and associated structure, louvres and gutters: crown/roof glazing on new external primary steel RHS mullions, planters glazing renewal, automated opening windows, exoskeleton mullion replacement (this package's own CDP), and crown mechanical louvres.

- Visual and performance mock-ups: façade and propagation bench, Conservatory Terrace and Flytower infill glazing visual mock-ups, plus off-site performance mock-ups covering roof and façade weather-resistance to CWCT Sequence A methodology.

- Facade access and associated maintenance walkway: including the Conservatory Terrace mesh walkway and fascia panel.

The Contracting Authority is seeking separately identified pricing for two elements where the final package allocation is yet to be determined. These are: Frobisher Crescent Fire-Rated Glazing (Conservatory). Scope: Frobisher Crescent fire-resisting stick curtain walling with feature fins, replacing the existing glazing on a like-for-like sightline basis, per the External Envelope Systems specification. Art more…Gallery Roof Lights (Art Gallery Foyers -Level 4) Scope: New Class 2 rooflights, forming part of the broader Art Gallery Foyers glazing replacement (steel-framed glazing to Level 4, automated sliding doorset to Sculpture Court, AOV smoke vents, automatic opening skylights to the library clerestory) · Extensions may be used if there is programme overrun due to unforeseen events, such as discoveries.
