What is being bought
Published requirement description•The purpose of the works is to install all vertical and horizontal fire cavity barriers at all party wall and party slab junctions in the external façade, and fire cavity barriers around openings. In order to carry out these works, all external facades need to be striped back to the internal leaf (from the outside) and re-constructed.
•The works are intended to be a JCT intermediate contract 2024 with Contractor’s design portion.
•The design portion includes all temporary works (scaffolding calculations etc), specific setting out designs and specific screw fixing specifications to suit existing substrate once exposed and clearly known and understood in all locations.
•There are 3 main material finishes to the external façades outer-leafs. These include masonry, standing seam zinc cladding and curtain walling.
•Masonry outer-leaf locations; To the majority of the facades. Masonry is the dominate external façade finish
•Masonry façade works = strip back and dispose of masonry outer leaf, rigid insulation, and all accessories materials in the build-up of the external facade back to sheathing board/inner structural element level. Insert new fire cavity barriers, new rigid insulation, new masonry (and pointing) and all other related miscellaneous items to complete the external façade works.
•Standing seam zinc location; to recessed top floor level
•Standing seam zinc works: strip back standing seam zinc cladding, hanging brackets, rigid insulation to exposed sheathing board level. Insert new fire cavity barriers, new zinc cladding support brackets, new rigid insulation and all other related miscellaneous items to complete the external façade works.
•Curtain walling/spandrel panel location; to the top floor level on the front and flank elevation (as a feature piece) and used as a feature in select areas on the front elevation.
•Curtain walling works; panels to be retained. Works involve finishing of the masonry and the zinc cladding around them.
•Obstructions, penetrations and M&E components within or through all external facades to be fire stopped (collars etc).

- How the procedure runs: The Contracting Authority will conduct this procurement using the Competitive Flexible Procedure in accordance with the Procurement Act 2023. The procedure will comprise an initial selection stage followed by an invitation to tender stage for shortlisted suppliers. At the selection stage, suppliers will be required to complete and submit the Selection Stage Documents. Submissions will be assessed against the selection criteria set out in the procurement documents, including both pass/fail requirements and scored technical evaluation criteria. To be shortlisted and invited to participate in the tender stage, suppliers must: Meet all mandatory pass/fail requirements; and Achieve a minimum score of 70% of the available marks for the technical section of the selection stage evaluation. Only suppliers satisfying both requirements will be eligible for shortlisting. The Contracting Authority reserves the right, where necessary, to limit the number of suppliers invited to tender by applying the published evaluation methodology and ranking eligible suppliers according to their technical scores. In such circumstances, only the highest scoring eligible suppliers will be invited to participate in the tender stage.
