The works\ncomprise the remodelling and refurbishment of\nthe building as follows:\n• Internal structural alterations\n• Formation of a new 200 seat theatre space on\nthe ground floor.\n• New layout for the existing studio theatre.\n• A welcoming and spacious entrance foyer on the\nground floor with direct access from the street\nthrough a new entrance, a modern reception area\nand box office.\n• Provision of new multi-use spaces with potential\nfor hosting meetings etc\n• Provision of new studio spaces\n• Lift replacement x 2\n• Partial roof replacement\n• Creation of a new tenant area to accommodate\nBCB Radio on the ground floor with separate and\ncontrolled out of hours access.\nThe appointment of a Main Contractor is being\nundertaken as a two stage process.\nThe initial step is for interested parties to submit a\nSelection Questionnaire. The criteria and scoring\nare explained in the introduction to the\nquestionnaire.\nA maximum of five companies - those with the\nhighest scores - will be invited to proceed to the\nnext, tender phase of the contractor appointment\nprocess.\nThe tender stage is effectively the first stage of a\ntwo stage traditional works procurement and will\nbe sought on a 60/40 Price/Quality basis. The\ntender will cover the following; -\nPrice (60) will include;\n• Preliminaries\n• Pre-construction phase fees\n• Contractors overhead, profit and attendances on\nnet costs.\nQuality (40) will include;\n• Establishing the capabilities of the tendering\nparties to deliver this project\n• Demonstrating the tendering parties can meet\nthe qualitative, environmental and/or social\naspects linked to this project.\nFollowing appointment, the contractor will work\nwith the design team to finalise the design and\nundertake second stage procurement, tendering\nindividual packages (including contractor\ndesigned portions) to produce a Contract Sum for\nthe works which will provide KSAC with a\ncomplete, fitted out building.\nThe Employer is not bound to accept the lowest or\nany Tender.\nThe contract will be the JCT Standard Building\nContract without Quantities 2016 (SBC/XQ 2016)\nwith amendments",
