Published requirement description

Provision of Interior Design Services for the redevelopment of YMCA London City and North's supported accommodation scheme at 184 Tottenham Lane, Crouch End, London. The development comprises approximately 174 bedspaces within a co-living model, including shared kitchens and lounges, communal areas, staff facilities and support spaces.

The contract requires the supplier to provide coordinated interior design services to RIBA Stage 3+, including the development of interior design proposals, coordination with the architect and multidisciplinary design team, preparation of Room Data Sheets (RDS), finishes schedules, FF&E specifications, joinery design and technical detailing, wayfinding and signage strategy, contribution to contractor tender documentation, and integration of inclusive, sustainable and psychologically informed design principles suitable for supported housing.

The services are to be supplied through collaborative design workshops, project meetings and technical coordination with the wider consultant team, resulting in a fully coordinated Stage 3+ interior design package and contractor tender information in accordance with the agreed programme.

The contract value is £100,000 excluding VAT and the services are anticipated to be delivered between 18 September 2026 and 30 November 2026.

Published award criteria (2)
  • Quality: The Quality criterion (70%) will be evaluated using the following sub-criteria: 1. Relevant Experience and Track Record - 35% Assessment of the bidder's experience delivering comparable projects, including supported housing, co-living or student accommodation schemes of similar scale and complexity. 2. Methodology and Approach - 30% Assessment of the proposed approach to delivering RIBA Stage 3+ services, including design development, coordination, value engineering and delivery of tender-ready information. 3. Project Team and Resourcing - 20% Assessment of the proposed team structure, experience, and capacity to deliver the project. 4. Programme and Delivery - 15% Assessment of the proposed programme and ability to meet the required timescales. Quality responses will be scored on a scale of 0 to 5: 0 - No response or unacceptable 1 - Very poor 2 - Poor 3 - Acceptable 4 - Good 5 - Excellent Scores will then be weighted according to the percentages above. Bidders must achieve a minimum score of 3 (acceptable) in each quality question. Failure to meet this threshold may result in exclusion.
  • Price: Price will be scored using a relative scoring method. The lowest compliant price will receive the maximum score of 30 points. Other bids will be scored proportionally using the following formula: (Lowest Price / Bidder's Price) x 30

  • Price carries 30 of 100 points: a 10% discount moves about 3 points. The method statement decides this lot, not the discount.

Price arithmetic assumes straight proportional scoring; the tender pack may use another formula.
