What is being bought
2.2 Scope of Works
The scope of the Works under this Contract comprises the following Workstreams:
• Periodic and Routine Tasks;
• Responsive Maintenance (including Emergency Works ordered during Normal Working Hours);
• Major works;
• Out of Hours Emergency Works; and
• Technical Inspections.
Orders may be placed in respect to Works to:
• Tenanted Properties;
• internal and external Common Parts (including garages, bin stores, refuse chambers and the like);
• managed leasehold Properties;
• sheltered housing Properties;
• supported housing Properties; and
• other Tenures.
Orders may be placed throughout the Contract Period for Works to individual Properties or Schemes. Properties and Schemes are likely to be occupied by Customers of the Client whilst the Works are undertaken. Works may take place to any or all of the Properties.
The Client expects the same high levels of satisfaction with the Works to be enjoyed across all ethnic groups. This will be the subject of regular review throughout the Contract Period and action will be required where necessary.
The Contract is to maintain all Schemes owned or managed by the Client. This includes the Properties of any other organisation that the Client manages now or in the future and any additional Properties the Client subsequently acquires by development, stock transfer or purchase.
A number of the Schemes and estates have trees which are subject to “Tree Preservation Orders”, the Service Provider is to allow for all conciliation and liaison with the relevant local authority Tree Preservation Officers in respect of any works required to any protected trees, and if required submit any official planning application required, any local authority fees incurred in connection with a planning application to the local authority will be reimbursed at nett cost.
